John is the author of many books about real estate and is widely known for his Free and Clear System (1992)which teaches how to purchase property from tax sales, particularly in the western United States.

One of John Beck’s more recent books is “Amazing Profits” which explains how investors can profit from tax sale liens. John Beck is also the author of The Forced Sale Workbook. I believe there are folks who have made some money by purchasing tax liens.

However this area of real estate investing does not appeal to me because in many states, the property owner has a certain amount of time following the tax sale to pay off the tax lien and reclaim their property.

In these cases, there is no profit to be made by the investor. Many states have a redemption period following the tax lien sale.

During this redemption period the homeowner can reclaim the property if the delinquent property taxes are paid.

I would advise doing some research on tax liens in your state to determine whether or not this area of real estate investing will work for you.

From my research it appears that the real estate investor who purchases the tax lien only makes money if the property is not reclaimed and in cases where the homeowner can come up with the money to pay the back property taxes, the investor who purchased the lien does not make any money at all.

Also keep in mind that real estate investing, in general, requires a lot of time and money. Do you want you money tied up for months waiting to see if your tax lien gets redeemed?

I would strongly recommend doing some research on tax liens; perhaps even visiting a local real estate investor’s club to speak with more experienced real estate investors regarding this area of investment before spending money on John Beck’s courses.
